CHICAGO, April 29, 2025 -- Matterhorn Venture Partners, in joint venture with Dallas-based Victory Ventures, is pleased to announce the acquisition of 13619-13625 Neutron Road in Farmers Branch, TX. The 21,937 square-foot, four-suite small-bay industrial building is located in the desirable Addison submarket of Dallas-Fort Worth. Acquired off-market from a distressed seller, the fully leased property marks the second investment in the partnership's growing DFW small-bay industrial aggregation strategy.
"This acquisition reflects our team's ability to capitalize on unique, off-market opportunities in infill submarkets where distress is rare and tenant demand remains strong," said Scott McKibben, CEO and Co-Founder of Matterhorn Venture Partners. "The Addison area's fundamentals and limited supply of small-bay product make this a compelling long-term investment."
The property is 100% leased at below-market rents, offering near-term upside as leases roll. Its functional design—featuring dock-high loading and temperature-controlled suites under 5,000 SF—addresses a high-demand segment in DFW's industrial market.
"This is exactly the type of product we're looking to aggregate: well-located, demisable space with immediate mark-to-market potential," said Casey Griffis, Co-Founder of Victory Ventures. "We believe this asset will generate durable cash flow and strong investor returns."
The joint venture continues to target similar acquisitions throughout 2025 and 2026, with plans to aggregate and eventually exit the portfolio at scale. This marks Matterhorn Venture Partners' seventh acquisition and its second in Texas—expanding the firm's footprint to six states, all within its first year of operations.
